  • Check under sinks for signs of leaks or moisture

  • Check toilets for leaks or continuously running water

  • Look for visible signs of water damage or staining
    

  Kitchen & Appliances

  • Visual check of major appliances for obvious concerns

  • Verify refrigerator and freezer appear operational

  • Check dishwasher area for leaks or standing water

  • Look for unusual odors or visible issues
    
    

  Doors, Windows & Security

  • Verify doors and windows close and latch properly

  • Check visible locks and hardware

  • Look for signs of forced entry, damage, or other security concerns
    
    

  Interior Condition

  • Look for visible signs of water intrusion or ceiling stains

  • Check walls, flooring, and windows for obvious damage

  • Note unusual odors or conditions

  • Verify the home appears clean, secure, and well maintained

  • Check cabinets, drawer pulls, and interior fixtures for loose or damaged hardware

  • Check light fixtures and lamps for proper operation
    
    

  Heating & Utilities

  • Verify thermostat settings

  • Check heating or air conditioning appears to be operating normally (when practical)

  • Look for visible leaks around the water heater

  • Check smoke and carbon monoxide detectors for low-battery warning chirps
    
    

  Pest Activity

  • Check for visible signs of rodents, insects, or other pest activity

  • Look for droppings, nests, or evidence of intrusion
    
    

  Exterior Walkaround (when requested)

  • Visual check for storm or weather-related damage

  • Look for fallen branches or obvious hazards

  • Check decks, railings, gates, and walkways for visible concerns

  • Observe roof and gutters from ground level when practical
    

  Photo & Video Documentation

  • Photos and/or video of the property's overall condition

  • Documentation of any visible concerns or changes

  • Prompt communication if attention is recommended
